    Included Features

    Site Preparation - Building Fees

    • Building Permit: up to $3,000
    • Water Tap Fee: up to $800
    • Sewer Tap Fee: up to $1,300
    • Business License

      Lot Preparation

      Preparing a lot for new construction comes with its share of challenges. Dealing with existing site conditions, complying with local regulations, and addressing factors like soil quality and grading can be complex. Our team carefully plans each lot preparation project, ensuring that we are equipped to handle potential challenges efficiently and mitigating any impact on both the timeline and cost.

      • Clear and muck out for building pad up to 1/4 acre
      •  Fill dirt and build pad (18” building pad – if additional fill dirt is required due to lot conditions the purchase price will need to be reviewed)
      • Driveway clearing up to 30’ from the street
      • Culvert (drain or waterway crossing under the driveway)
      • SWPPP (Silt fence, rock entry pad and lot maintenance for stormwater control)

      All lot prep costs will be evaluated prior to contracting. Soil conditions and Trees may require an additional expense that will need to be added via change order/addendum. There may be an additional expense for clearing the driveway/access to the building pad. This is dependent on the distance of the home from the street.
